Exclusively for active-duty military, veterans, and eligible surviving spouses. VA loans offer 0% down payment, no private mortgage insurance, and competitive rates · one of the best benefits available to those who've served our country.

Jumbo Loans

For loan amounts exceeding conforming loan limits (currently over $766,550 in most areas, higher in high-cost markets like California). Jumbo loans require strong credit profiles and larger reserves, but I work with lenders who have competitive jumbo programs.

Non-Qualified Mortgage programs are designed for borrowers who don't fit the mold of traditional lending · the self-employed, those with alternative income documentation (bank statements, P&L), foreign nationals, or those with recent credit events. Flexible qualification methods, competitive programs.

DSCR Loans

Debt Service Coverage Ratio loans are built for real estate investors. Qualification is based on the property's rental income versus its debt payments · not the borrower's personal income. Ideal for scaling a rental portfolio without the friction of traditional income documentation.

Short-term financing solutions for investors who need to move fast · fix-and-flip projects, bridge loans to cover gaps between purchase and permanent financing, or scenarios where speed matters more than rate.
